Finding a new place to rent can be so exciting!

Sometimes, it can be a little overwhelming also. When you find the place you want to rent, the first step is submitting an application. Most property management companies have similar fees and rules.

Here are a few common items:

A separate application (and application fee) for anyone over the age of 18
Information on any pets to be considered
Rental history verification
Credit check
Criminal background check

10 Things You Need to Know Before Renting

A list of important things to check...

Research the area

Is the home close to a fire station or a police station that will have loud noises during the night?
Is the home close to shopping so you can walk to the store?
Check to be sure that whatever is important to you is close by.

Inquire about the appliances -- what is included? Stove, refrigerator, microwave, dishwasher, washer, dryer????

Know what you are getting before you sign papers

Ask about pets early. Is the owner willing to accept pets? If you have a pet and the answer is no, you should look for something else.

Check the water pressure -- when looking at the home, run the taps and shower -- be sure the water pressure suits you.

Ask the landlord if they will repaint the walls before you move in. Will the carpets be professionally cleaned before you move in? Will the house be professionally cleaned? Don’t assume these things will be done.

Before moving in, one wants to conduct a thorough inventory -- be sure to point out any defects and make note of those defects by taking photos.

Find out home much money needs to be paid upfront. How much is the security deposit? Is there a leasing fee and if so, how much? Do you pay the 1st-month rent upfront?

Discuss any terms and conditions that you are not satisfied with upfront BEFORE you sign the lease.

If things are not worked out to your satisfaction, you should not sign the lease.

Determine where your security deposit is being held. Does the company have an escrow account?

Be sure that you have studied the lease agreement before you sign -- it is a legal document.
